Groundbreaking Ceremony Launches First New Downtown Cedar Rapids Hotel in Nearly Half a Century
AC Hotel by Marriott to Anchor Kingston Yard District, Bringing Modern Hospitality and Fresh Momentum to the City’s Core

Kinseth Hospitality Company (KHC) and Kingston Hotel Associates, in partnership of the Cedar Rapids Metro Economic Alliance is pleased to announce the groundbreaking of the new AC by Marriott Hotel in downtown Cedar Rapids, IA. The groundbreaking ceremony for the AC Hotel, located at 150 2nd Avenue SW, took place on Thursday, April 24, 2025.
To kick-off the event, Ben Kinseth, Kinseth Hospitality Companies; Ron J Corbett, Economic Development Vice President; Darren Stearns, Cedar Rapids Tourism Executive Director; Nate Kaeding, First and First Development; and City of Cedar Rapids Mayor Pro Tem Ann Poe; each shared their excitement for the project. Following, a group of owners and investors broke ground on the upcoming AC Hotel which will offer 123 guest rooms, 2,300 square feet of meeting space, and amenities for both leisure and business guests.
“We’re proud to break ground on what will be the first new hotel in downtown Cedar Rapids in over four decades,” said Ben Kinseth, Vice President of Development/Finance at Kinseth Hospitality Companies. “The AC Hotel by Marriott will bring a modern, elevated hospitality experience that enhances the vibrancy of the Kingston Yard District and helps shape the future of downtown Cedar Rapids.”
Guests in attendance were able to learn more about the project, see floorplans, take home information about the hotel brand, and enjoy a reception at Big Grove Brewery. The 123-room hotel is being developed by Hodge Construction, Hall & Hall Engineers, Cedar Rapids Bank & Trust, and Kinseth Hospitality Companies and will be managed by KHC. As part of the Kingston Yard district, the hotel will be the first hotel development in downtown Cedar Rapids in 46 years since the DoubleTree by Hilton was built in 1979 and is expected to be completed Summer 2026.
